Getting a refund on your security deposit makes moving day extra special! You may think that living in a rental unit for a few years can make it difficult to get that refund, but there are a number of things you can do that just might make it easier. Read on.
1. Think ahead:
When moving to a new home, take precautions for the future. Opt for using items that will not leave any damage behind. For example, instead of tape, you can use removable hooks or putty. These items are easier to take back then hammering nails into the walls
2. Get organized:
The documents and agreements that you receive when moving in are actually very important Look over them and store them carefully, as they will most likely state what it is you are responsible for when moving out.
3. Take pictures (and better yet – a video!)
There is a term called ‘subjective wear and tear’ which means that the landlord can see normal use of the unit as damage. If you document the state of the home using videos and photos, then you will have proof that you have kept the unit in the same condition.
4. Keep records:
Keep a record of all the times you have asked for repairs or had maintenance issues, and ensure that the landlord or management company receives a copy as well.
5. Inform your landlord:
Communicate beforehand with your landlord about your move out date and make sure you schedule a walkthrough with them. This will help you understand the status of the home, and see what you need to do before moving out.
6. Make repairs:
Take note of the repairs that you need to make; you might not want to make them, but you should! This will help you in getting your security deposit back!
7. Deep clean:
A round of deep cleaning is the best thing you can do to the home, and you can enlist the help of a company of you don’t feel up to the task.
8. Do a mock inspection:
A mock inspection with your landlord is the most important thing you can do. Schedule it a month in advance, and determine where you stand in terms what you need to do to get your deposit back.
9. Know your rights:
The documents that have been hopefully, stored carefully are very important. Go through them thoroughly and know your rights. Read the policy and procedures, the agreement and the contract and educate yourself on what it is that you are responsible for.
